What Folly Beach says.
- 01
Renting short-term takes a city license. The city lists four license types, including owner-occupied (OSTR) and investment (ISTR) short-term rentals.

Owner-occupied (OSTR) licenses can rent only 72 days a year. Investment (ISTR) licenses must rent at least 28 nights a year to stay in good standing.

OSTR and ISTR holders pay sales and accommodations taxes, and renewal asks for proof of the prior year's accommodations tax reporting.

Licenses renew every year by April 30.

Investment licenses go through a waitlist, awarded in order of entry, one per owner.

Folly's investment-license cap is in motion. The city's own pages describe an August 2026 court ruling on the cap, the city's appeal, a proposed moratorium, and a draft rewrite of the ordinance that hasn't been adopted. Check the city's timeline before you plan around a license.
Rules change. Always confirm with City of Folly Beach: short-term rentals before you count on them. This page is not legal advice.

Hi, I’m Val. To set up Dwell’s free assessment I’ll ask, one at a time:
- Where the property is, down to the street
- How many bedrooms
- Whether it's rented today, and who manages it
- Your name, phone and email
- Your OK to pass it to Dwell, and a good time for their call
Then we pass it to Dwell’s owner team.
